Timothy Lubniewski is an American business executive in the paving and facility maintenance industry. He is the General Manager of Rose Paving LLC and the former Managing Partner of Paving Associates.
Lubniewski grew up in Staten Island, New York, and earned a bachelor’s degree in economics from the University at Albany in 2001. After graduation, he entered the construction and maintenance business. At the age of 23, he started his first company and later went on to lead several ventures, including Stream-n-Stone Inc. and Paving Arts Corp.
In 2000, he co-founded Paving Associates, a company that provided asphalt paving, concrete, snow removal, power washing, and other facility maintenance services. The company served clients throughout the New York metropolitan area, including Long Island, Manhattan, Queens, Brooklyn, Staten Island, Westchester, Northern New Jersey, and Southwestern Connecticut. Paving Associates was recognized by Pavement Magazine for its methods and performance in the industry.
After more than two decades leading Paving Associates, Lubniewski sold the business to Rose Paving, a private equity–backed firm and the largest privately held paving maintenance company in the United States. He then joined Rose Paving as General Manager, overseeing commercial projects and contributing to strategy, operations, and business development.
Lubniewski has also been active in community support, establishing the Jacobsen Lubniewski Fund, a donor-advised fund supporting churches and local initiatives. He lives in Staten Island with his wife, Kathryn, a college professor, and their two sons. He has interests in baseball, basketball, golf, and gardening.
