Benjamin Berkowitz is a commercial real estate professional based in Fort Worth, Texas. He serves as Vice President at Colonial Commercial Real Estate, a Fort Worth-based brokerage firm, and as Co-Founder and Principal of Pearl Capital, a vertically integrated retail real estate investment firm he co-founded in 2025.

Berkowitz began his career at Colonial Commercial Real Estate as a sales associate, concentrating on the fundamentals of retail investment sales. After earning his Texas real estate license in 2021, he advanced to Vice President and has since completed more than $60 million in transaction volume. His brokerage practice focuses on single-tenant and multi-tenant retail properties, neighborhood and community shopping centers, and freestanding retail buildings. He also serves as exclusive tenant representative for Flytrex, an autonomous drone delivery company.

Pearl Capital, co-founded in 2025, targets unanchored and junior-anchored neighborhood and community shopping centers in high-growth core secondary markets. The firm emphasizes micro-market fundamentals and brings more than 40 years of combined property management experience. In October 2025, Pearl Capital completed its first acquisition, a 43,000-square-foot shopping center in Wichita Falls, Texas.

Berkowitz is a Fort Worth native and attended Trinity Valley School from kindergarten through graduation, where he was a member of the National Honor Society and served as captain of the football team. He later studied Sport Management at the University of Texas and subsequently completed a Bachelor of Science in Accounting at Western Governors University.
